There are a number of things that we look for when we do a crawl space inspection. The first thing that we look for is existing and past water intrusions. Secondly, we look for proper insulation and vapor barrier installation. We also look for insect and rodent infestations that can cause damage to your home and health. It’s also important to look for electrical wires and HVAC lines to make sure they are not in contact with the ground.
Our Crawl Space Services will check for water in the crawl space. If there is visible water on top of your vapor barrier to a certain level we will deploy pumps and pump the water out of your crawl space to try and eliminate the chance that water comes in contact with the wood on your pony walls. We also want the water removed to lower the humidity of the crawlspace. Where there is water there is higher likelihood of possible microbial growth throughout the area. If there is an active water leak we will shut off the water to your home and then identify where the leak is at and have it properly fixed. If there are small amounts of water we will pull your vapor barrier back and make the water run off and under your vapor barrier. A lot of companies will go in and poke holes in your vapor barrier which should not be done. When you do this, it is another access point for water to get on top of your vapor barrier which it is designed to keep out. In the treasure valley our water table is so high that we often have ground water in our crawlspaces every spring.
Crawl Space Services that Care
If we find that you have a high-water table and have water consistently in your crawlspace you have two options. One is to stop the water before it get’s into your crawlspace by installing a French drain around the perimeter of your home that runs to a collection pit somewhere on your property away from your home. The second option would be to install one or more sump pumps in the crawlspace and pump the water out and away from your home to a collection pit once again.
Whether you have had a water leak or not, if your insulation was not properly installed or enough support was not used your insulation can and will fall out of place. If the insulation is still in good condition, we can reset the insulation in place and put more support in the areas that failed to ensure that your home is as energy efficient as possible. Insulation in the crawl space helps regulate the internal temperature of your home.
During our crawl space services we also look for insect and rodent infestations. The most common things we see are mice and spiders. But we have seen other bugs like cockroaches and termites all that can cause damage to your home or even health. We will identify the access points to your crawlspace and help resolve or eliminate them. We can also remove any rodents and exterminate any bugs found. If you want to keep the critters out of your home, it starts with keeping a clean crawlspace and limit any access points. Mice and insects will overtime damage your insulation and even penetrate your HVAC system.
The most overlooked part of your home is the crawlspace, that is why we provide annual inspections because let’s face it nobody wants to go down into their crawlspace. But a good foundation is the most important part of your home.
